What is a DSCR loan? A guide for Atlanta rental investors

2 min read

If you're building a rental portfolio, there's a good chance you'll hit a wall with traditional mortgages: too many properties, self-employment income that's hard to document, or a debt-to-income ratio that doesn't fit the box. A DSCR loan is built for exactly this.

What does DSCR stand for?

DSCR stands for debt service coverage ratio. Instead of qualifying you based on your personal income, a DSCR loan qualifies the property based on whether its rent covers its payment.

How to calculate DSCR

DSCR = monthly rent ÷ monthly payment

The monthly payment usually includes principal, interest, property taxes, insurance and any HOA dues.

Example: a property rents for $2,200 a month, and the full monthly payment is $1,850.

$2,200 ÷ $1,850 = 1.19 DSCR

A ratio above 1.0 means the rent covers the payment. Many lenders look for a DSCR of around 1.0 to 1.25, though requirements vary.

Why investors use DSCR loans

  • No personal income verification in the traditional sense, which helps self-employed investors
  • Scales with your portfolio, since each property qualifies on its own numbers
  • Can close in an LLC, keeping your rentals separate from your personal finances
  • Works for the refinance step after a renovation, sometimes called the BRRRR strategy (buy, rehab, rent, refinance, repeat)

What lenders look at

  • The property's rent (from a lease or a market rent estimate)
  • The DSCR
  • Your credit score
  • The loan-to-value ratio (how much you're borrowing compared with what the property is worth)
  • Cash reserves after closing

Frequently asked questions

What is a good DSCR for a rental property?

A DSCR of 1.25 or higher is generally considered strong, because the rent covers the payment with room to spare. Many lenders will still consider a DSCR around 1.0, and some programs go lower with a larger down payment.

Do DSCR loans require tax returns?

DSCR loans typically qualify you based on the property's rental income rather than your personal tax returns, which is why they're popular with self-employed investors and people with several properties.

Can I use a DSCR loan to refinance after a flip or rehab?

Yes. Many investors buy and renovate with a short-term loan, rent the property out, then refinance into a DSCR loan to pay off the short-term loan and hold the rental long term.

Can I get a DSCR loan in an LLC?

Yes, most DSCR loans can close in an LLC or other business entity, which many investors prefer for their rentals.
